1) Why should I join the SRD program? Because you need all the exposure you can get! The last few years have shown a weakening in the summer rental market all along the Coast. It is also a fact that many prospective renters are using the Web to begin their search for that perfect vacation home. Summer Rentals Direct (SRD) offers you a web site, that through an affiliation, focuses on the Long Beach Island real estate market. Most prospective tenants for LBI know they want to be on LBI and seek local information. We are not saying you couldn’t be on other more global sites as well. The costs of two or three web sites postings are still less expensive than a year of minimal classified print advertising. Read some of our recent testimonials. 2) Are you, as a Realtor, offering this program? This is a good question, because many may think anyone associated with a real estate company is competing with For Rent By Owners (FRBO’s). Well, we are not! First of all, this site is owned by the broker of Coldwell Banker Sand Dollar Real Estate but is its' own operation separate from the real estate company. Also, the ‘2002 rental season’ was the last season for Coldwell Banker Sand Dollar Real Estate being in the rental business. The company made a decision to focus their resources on the ‘sales & listing’ side of the real estate business. However, with over 20 years of rental experience, it only made sense to do something with all the knowledge of the rental market that had accumulated over the years. What better way than to offer successful and specific marketing and advertising programs to the rental homeowner. This seemed like the perfect win/win scenario for everyone -- the owners, the tenants and SRD. 3) Who should be using this site, only ‘For Rent By Owners’? Anyone who wishes to rent their property should use this site. This includes: the strictly ‘For Rent By Owner’, those owners who use a Realtor only and those who do both. This site can enhance your exposure. Whether you choose to rent yourself or turn the lead over to your renting Realtor is your decision. Our goal is to increase your rental leads through more focused promotion of your property. 4) Where will you advertise the site? Summer Rentals Direct web site will be advertised in the classified section of The Sandpaper under Summer Rentals category, where many prospective tenants begin their search for 'For Rent By Owner' properties. The site will also be advertised in the Chamber of Commerce 'Dining & Lodging Guide'. (This is one of the most requested promotional material from the Southern Ocean Chamber of Commerce.) It will also be advertised in the Sand Castle magazine, The Star Ledger 'Vacation Properties' Section. The Salty Dog Magazine, which is distributed at all the major Boat Shows in the tri state area. This is just a sampling, as we find more appropriate vehicles we will include them in our advertising plan. Another of the places this site will be available via a link, is on the site of: LBIrealestatenews.com. This is Coldwell Banker Sand Dollar Real Estate’s web site and with SRD affiliation you can piggyback on their well traveled site. Much time has been spent in developing LBIrealestatenews.com into one of the most advanced and successful web sites on LBI; and finding out the best vehicles to advertise it ‘on’ and ‘in’. We see no reason why we can’t generate the same type of quality and quantity of leads for you the rental homeowner with this affiliation and with the SRD web site address. You have two ways to send us the information-- first by submitting the forms via email (just click on the submit button at the bottom of the forms after filling out). Second, is by printing the forms out on your printer and then mailing the information via regular postal mail or fax (609) 492-8497. Whichever way you choose, you need to fill out our ‘Order Form’ page choosing the program you desire, any options you want to add and tally your costs. Then, you will fill out the appropriate ‘Property Information Form’. You may also send pictures email or by regular postal mail. However, at this time we are not set up to accept credit cards and therefore are accepting personal checks. For more detailed ordering information 'Click Here" 6) When will my information show up on the web? The information will be ‘sent up’ within 48 hours after your check clears the bank. (Approximately 5 - 7 days after receipt.) All programs run for one rental year which encompasses one rental season beginning in late September thru the following September. Upon renewal, you will be billed and have 15 days to send payment. If not received, then your listing will be removed from the site. Within 7 days your listing will be updated, with any new or updated information/pictures you have sent us. 7) What if my information changes or my property is completely ‘booked’ ? We are allowing for one change session within 5 days of your listing being ‘sent up’ to correct any errors or last minute changes. We also allow for changes in rental rates. After that, there will be a charge of $10 per change. We do not charge for noting that your property is booked solid. We will note this on the classified ad, but will leave your listing in place to gather exposure for the following year. 8) What are the ‘Rates & Availability’ calendar program and the ‘Guest Book’? Both of these programs are available through Rentors.org and can be linked to your web page. You will also receive a newsletter from Rentors.org. You will be able to show prospective tenants which weeks of your property are still available. This should make for more efficient use of your time. You may add past guest’s comments to your guest book and they may also add comments to the guest book after their stay. Testimonials are great advertising too. This is another unique tool to showcase your property. You may showcase a minimum of three to a maximum of 6 additional pictures to be displayed in the photo Album at the beginning of your web page. Click here to see an example. 10) Why must I read the disclaimer? Because by using our services, you are agreeing to the disclaimer, so it makes sense to know what you are agreeing to. So here it is: SRD is acting as an advertising forum for your rental listing. Although the owner of both is a licensed real estate broker in the state of New Jersey, SRD is in no way acting in the capacity of a real estate rental agent for either the owner or the tenant and therefore will not be held liable by either party for any acts by the parties. It is up to the owner to determine that they are acting in accordance with all the local, state and federal requirements when renting. SRD reserves the right to reject or edit any ad submitted at our sole discretion. The information becomes the sole property of SRD and may not be copied from the web site without prior written permission. |
