WRITING EFFECTIVE AD COPY First, let’s look at what your Goal IS and ISN’T: L ISN’T: It is highly unlikely you will get a signed lease because of your ad on this web site. J IS: Designing an ad to generate leads. Period. This is a numbers game called exposure, the more exposure of your property, the more phone calls/contacts generated, the more opportunity to connect with a tenant for your property. PURPOSE OF YOUR AD: You have a dual purpose for your ad. The first is to catch the eye of a prospective tenant, keep their eyes on your ad and most importantly have them contact you. The second purpose is to pre-qualify the prospective tenant. Give the prospective tenant enough general information so they can decide if the property fits their basic needs. There is no point for either side to spend time exploring the opportunity if the property is too small, too expensive, etc for their ‘basic’ needs. HOW TO MOTIVATE YOUR PROSPECTIVE TENANT: After you have noted the basics, it’s time to ‘Add the Sizzle’. Your ad needs to appeal to their emotional level.
