WRITING EFFECTIVE AD COPY

 First, let’s look at what your Goal IS and ISN’T:

L  ISN’T:  It is highly unlikely you will get a signed lease because of your ad on this web site.

J  ISDesigning an ad to generate leads.  Period.  This is a numbers game called exposure, the more exposure of your property, the more phone calls/contacts generated, the more opportunity to connect with a tenant for your property.

PURPOSE OF YOUR AD: You have a dual purpose for your ad.  The first is to catch the eye of a prospective tenant, keep their eyes on your ad and most importantly have them contact you. 

 The second purpose is to pre-qualify the prospective tenant.  Give the prospective tenant enough general information so they can decide if the property fits their basic needs.  There is no point for either side to spend time exploring the opportunity if the property is too small, too expensive, etc for their ‘basic’ needs.

HOW TO MOTIVATE YOUR PROSPECTIVE TENANT: After you have noted the basics, it’s time to ‘Add the Sizzle’.  Your ad needs to appeal to their emotional level.  Think of it as ‘painting a lifestyle thru words’.  What features set your property apart from the others?

bulletLook at other ads before you write yours to see not only what they are saying, but what appeals to you the most.
bulletWrite out an inventory of all the features of your property before writing the ad.
bulletThink about the ‘type of family’ that would be interested in renting your property and point out those features of your property that would appeal to them.
bulletDo not use all caps in the ad, it is too hard to read and comes across as too aggressive.

 Keep abbreviations to a minimum, especially since this web site is based on number of words not space.

 Use first name only as a point of contact, for security reasons.

 Make sure you have an answering machine on your phone to pick up an inquiries made and the same as checking your email often.  The quicker you reply the higher the probability of success.
